Yields
------

In Amsterdam, gross yields sit at three to four percent. After box 3 taxation and costs, a net return of roughly two percent is common. Dubai's mid-market communities produce gross yields of six to eight percent, and with no income tax a net of four to six percent is realistic.

Taxation
--------

Amsterdam taxes the asset itself: box 3 wealth tax, 10,4% transfer tax on investment purchases, plus municipal charges. Dubai charges a one-off 4% DLD transfer fee, and that is largely it. There is no annual property tax, no wealth tax, no income tax on rent and no capital-gains tax.

Regulation
----------

Rent regulation in Amsterdam now reaches deep into the mid-market. Buy-to-let permits, self-occupancy clauses and points-system caps limit both what you can charge and how you can exit. In Dubai, the initial rent is free-market and renewals follow the RERA index. Landlord and tenant obligations are codified, and disputes go to a dedicated centre. The system is predictable, though it protects tenants less than Dutch law does.

Financing
---------

Amsterdam offers familiar and, for now, cheap mortgage debt, with full recourse. Dubai has non-resident mortgages (50–75% LTV), but most international buyers use developer payment plans on off-plan instead: in effect, interest-free financing during the construction period.

Currency and risk
-----------------

The dirham is pegged to the US dollar, so eurozone investors carry EUR/USD exposure. That cuts both ways. Dubai's historical volatility is real; the 2009 and 2015 corrections were sharp. Since then, escrow law, deeper end-user demand and institutional participation have made the market structurally more mature.

Our verdict
-----------

If you want capital preservation in a legal system you know, Amsterdam still has a case. If you want income and growth, the arithmetic now clearly favours Dubai. That is why we built a Dubai desk.
