The UAE ties long-term residency directly to property ownership: buy real estate worth AED 2 million or more and you can apply for a ten-year residence permit. For an investor that means holding an asset in a tax-free market while also securing the right to live there.

What is the UAE Golden Visa?
----------------------------

The Golden Visa is a long-term residence permit, usually ten years and renewable. The UAE introduced it to attract investors, entrepreneurs and exceptional talent. Unlike a standard residence visa it is not tied to an employer or sponsor: your investment is your sponsorship.

Eligibility for property investors
----------------------------------

The main rule is simple. Real estate holdings worth at least **AED 2 million** (roughly €500.000) qualify you for the ten-year visa. A few practical points:

- The property may be completed or off-plan, as long as it comes from an approved developer.
- A mortgaged property counts, provided the paid-in amount meets the threshold.
- Joint ownership with a spouse qualifies when the combined share meets the minimum.

The benefits
------------

The visa runs ten years and renews as long as you hold the investment. Rental income is untaxed and there is no capital gains tax when you sell. You can sponsor your spouse, children and even domestic staff on the same visa, and because the residency is sponsor-free, opening bank accounts and registering companies gets easier too. There is also no minimum-stay requirement: the multiple-entry visa stays valid even if you spend most of the year elsewhere.

How to apply as a property investor
-----------------------------------

The application runs through the Dubai Land Department and the immigration authority: title deed verification, a medical check and biometrics. With complete documents the visa is usually issued within two to four weeks. We guide clients through the whole process, from selecting a qualifying property to the final Emirates ID.

-------

Dubai's population has passed 3,8 million and the 2040 Urban Master Plan still steers development toward liveability, so demand for quality property keeps rising. And a residence permit attached to an asset that also earns rent is a combination few programmes offer.
