Every month we help Dutch households make the move to Dubai. The pattern is always the same: the decision is exciting, the paperwork is not. This is the checklist we walk through with every relocating client.

1. Choose your visa route
-------------------------

Most Dutch movers arrive on one of three tracks: an employment visa sponsored by a UAE employer, a Golden Visa via property investment (AED 2 million+) or qualifying professional criteria, or a freelance or remote-work permit. The Golden Visa is not tied to an employer, which is why entrepreneurs and investors usually pick it.

2. Secure housing early
-----------------------

Dubai's rental market moves in days, not months. You can rent first and buy later, or buy straight away; both work. Renting first lets you test neighbourhoods, but with rents at record levels, buyers already on a Golden Visa track often skip the rental phase and put that money into their payment plan instead.

3. Schools and healthcare
-------------------------

International schools cluster in the family districts. Apply early, because the waiting lists are real. Healthcare is excellent and runs on insurance: employers cover their employees, and Golden Visa holders arrange private cover themselves.

4. Banking and money
--------------------

Open a local account as soon as your Emirates ID is issued. Keep a Dutch account for EU obligations. The UAE levies no personal income tax; your Dutch tax position depends on properly deregistering from the Netherlands, so take formal advice on box 3 assets and pension arrangements before you move.

5. The arrival month
--------------------

Emirates ID biometrics, medical test, driving licence conversion (Dutch licences convert directly), utility registration (DEWA) and a local SIM. With your documents prepared, the whole landing process fits inside two weeks.
