It organises the city around five main urban centres, reserves 60 percent of the area for nature and expands public beaches by 400 percent. The five centres ---------------- The plan concentrates development around Deira & Bur Dubai (heritage), Downtown & Business Bay (finance), Dubai Marina & JBR (tourism), Expo 2020 / Dubai South (exhibitions and logistics) and Dubai Silicon Oasis (innovation). Property near these hubs sits on the receiving end of planned metro extensions, schools, hospitals and parks. Why masterplans matter for investors ------------------------------------ In most cities, guessing where infrastructure will land is speculation. In Dubai the government publishes it, and it has a track record of delivering. The 2040 plan is effectively a heat map of future value. Dubai South gains the expanded Al Maktoum International Airport and the Expo City legacy district. The waterfront corridors, from Maritime City to the Islands, get an upgraded public realm and better connectivity. And the 20-minute city policy pushes density towards mixed-use communities where daily needs are within reach. Liveability as a value driver ----------------------------- Doubling green space, quadrupling public beaches and mandating community facilities sound like quality-of-life policy. They also do commercial work: these are the amenities that keep families renting, and families stay longer than any other tenant segment. Positioning your purchase ------------------------- When we shortlist projects for clients, fit with the 2040 plan is a standing filter. Is the project near a designated centre? Is transit planned? Is the community masterplanned at scale by a top-tier developer?
