Dubai's property market starts 2026 in good shape. Transaction volumes are at record levels, the population keeps growing, and rental yields are still among the highest of any global city.

The demand side: people keep arriving
-------------------------------------

Dubai's population passed 3.8 million and grows by roughly a thousand new residents a day. Golden Visa reforms, remote-work visas and corporate relocations keep pulling high-income residents into the emirate, and every one of them needs a home.

The supply side: a pipeline under pressure
------------------------------------------

Tens of thousands of units are scheduled for handover, yet absorption stays strong. Prime communities still have waiting lists at launch, and construction-cost inflation puts a floor under new-build pricing. So well-located, well-built projects hold their value even as headline supply grows.

Yields and the European comparison
----------------------------------

Gross rental yields of six to eight percent remain realistic in mid-market communities. That is two to three times what investors achieve in Amsterdam, where regulation has squeezed the private rental market. Add zero income tax on rent and no capital-gains tax, and the net difference widens further.

What smart buyers do in 2026
----------------------------

- Buy at launch where you can. Developer payment plans effectively finance the purchase interest-free during construction.
- Pick location quality over headline discounts. The 2040 Urban Master Plan shows where the infrastructure money is going.
- Check the developer's delivery record, not just the render.
- Work service charges into your net yield before committing.

Our take
--------

Dubai has outgrown its reputation as a speculative frontier. The market now has institutional participants, escrow protection on off-plan sales and genuine end-user demand. For Dutch and European buyers, the mix of yields, tax treatment and lifestyle is still hard to beat.
